What a full refurbishment includes
Strip-out and structure
- Removing old kitchens, bathrooms, flooring and damaged plaster
- Structural alterations, such as knocking rooms together with steel beams designed by a structural engineer
- Damp repairs, roof repairs and replacing rotten timbers
- New windows and doors, or repairing original sash windows

- Full rewiring, with a new consumer unit and certification
- New plumbing, a new boiler, and radiators or underfloor heating

Regulations and certificates
Most refurbishments include work covered by Building Regulations, such as structural changes, new circuits, drainage and replacement windows. If you replace more than half of the plaster on a wall, or the covering of a roof, the regulations may also require you to improve its insulation.
Gas work is carried out by Gas Safe registered engineers and electrical work is certified by registered electricians. At the end of the job you receive the certificates you need, which matters when you come to sell or let the property.
Common questions
Can we live in the property during a full refurbishment?
It’s usually easier and quicker to move out, because there will be periods without a kitchen, bathroom, water or power. If that isn’t possible, we can sometimes phase the work so part of the house stays usable.
How long does a full refurbishment take?
It depends on the size of the property and how much is changing. After the visit we’ll give you a written quote and a programme showing each stage of the work.
